<p class="p-regular">SiteLink was introduced in Australia in 2007. At the time, Centreforce did not sell software – it had represented another brand until 2006 and was very busy completing Self Storage security installs.</p>
<p class="p-regular">A meeting in Las Vegas with SMD Software’s Chief operating officer Markus Hecker saw an agreement reached to look at the feasibility of establishing SiteLink in Australia and the wheels were set in motion to a fantastic partnership that continues today.</p>
<p class="p-regular">Centreforce had planned one of its Expos at the Q1 centre in 2007 on the Gold Coast and at that event SiteLink Web Edition was launched by Ross Lampe, President of SiteLink. Prior to the launch, Centreforce staff worked with the development team to make the changes needed to use the software in Australia.</p>
<p class="p-regular">It was a tentative start to a successful roll out of leading edge software for Australian operators. Dallas Dogger had pioneered other brands in Australia, including Mini Storage Plus, RentPlus, PTI and in later years, Storman.</p>
<p class="p-regular">Dogger realized that the only way forward as we entered the internet age was to work with a company that had two core values – Commitment to our market and commitment to innovation. The pace of change would be fast and any company not willing to innovate would falter. Many did.</p>
<h2 class="h4">Long Term Commitment</h2>
<p class="p-regular">“Ross Lampe showed us his companies’ total commitment to Australia and that remains to this day and I have to give full credit to the SiteLink team in those early days – we pushed them hard to deliver on features!”. Dallas Dogger, founder of Centreforce said. There were lots of changes needed, especially around our unique tax model in Australia and SiteLink diligently made those changes so that the software could be marketed here.</p>
<p class="p-regular">GST was introduced in Australia in 2000. The way in which the tax is calculated proved a challenge to the techs at SiteLink and with the launch set for the 2007 Expo, the midnight oil was burned, and the changes needed were made.</p>
<p class="p-regular">I can’t emphasise enough how, but these challenges were huge as our tax system is fundamentally different to the US and it was not just a case of “adding a button”!</p>
<p class="p-regular">These changes effected every report and much more.</p>
<p class="p-regular">Australian Self Storage operators had been used to US offerings in the past with Mini Storage Plus, RentPlus and Space Control used by various operators and the GST had a big effect on the viability for US Self Storage software. Most could not cope with the changes.</p>
<p class="p-regular">“At first, we were reluctant to even consider getting back into Software”. Dogger said. It can be a tough business – one that requires an enormous financial investment from not only the US supplier but us locally with regular visits and endless communications.</p>
<p class="p-regular">The risk of failing was high, but we had faith that Australian Self Storage owners wanted choice and innovation.</p>
<h3 class="h4">The Tough Years</h3>
<p class="p-regular">2008 to 2009 was tough – the GFC hit, ironically at the SSAA show in Perth. Phones started ringing and whilst we were in the trade show, suppliers were saying well this will be interesting! Sales for Self Storage products really dried up and we were lucky to survive.</p>
<p class="p-regular">Many businesses didn’t make it, Self Storage businesses stopped building and existing sites hunkered down and saved money. We really thought that the industry might crash, luckily, we fought on.</p>
<p class="p-regular">During the tough times we focused on data accuracy and ensuring that the financial reports generated were accurate to the cent. It’s easy to have sleepless nights worrying if data is real. SiteLink data is real and its accurate. Every operator should be able to trust the accuracy of their data and SiteLink users can. SOC 1 certification gained after the GFC helped prove our data accuracy.</p>
<p class="p-regular">Our suppliers stood by us and our loyal customers and we weathered the storm of the GFC.</p>
<h3 class="h4">Solid long term support to the Australian market</h3>
<p class="p-regular">“SiteLink to this day have proven time and time again their commitment to our local market and we made it clear that without this clear commitment that the software would not work for our local market right at the start”. Dogger commented.</p>
<p class="p-regular">Since 2007, SiteLink Web Edition has delivered thousands of enhancements and these changes have continually offered the feature set that most local operators need; many just for our end of the world.</p>
<p class="p-regular">Our market is small when you look at US comparisons with Australia and New Zealand and we represent the equivalent of about 2 or 3 US states of Self Storage sites.</p>
<p class="p-regular">“When we started back in 2007 the fear of storing “data in the cloud’ was real and many sites did not want to take the risk”. Dogger said. We had to prove ourselves and we well and truly have. Those early days were a challenge and we really do thank those pioneers who helped us establish – they are still our customers!</p>
<p class="p-regular">“The reality has been that over 11 years, SiteLink’s uptime has been 99.997%, confirming the commitment that was made when we started representing SiteLink. In that time, we have had no breaches of security, lost data or any other attack and every month the product has got better and better”. Dogger commented.</p>
<p class="p-regular">The efforts that SiteLink go to protect data and provide security of information has been exceptional, underpinning their commitment to protecting storage sites data. The PCI-DSS Level one certification gained many years ago proves that SiteLink was and remains secure, adding payment processing in the US 3 years ago, these security protocols have remained and have been enhanced, leading the industry.</p>
<p class="p-regular">SiteLink Web Edition retains data pertinent to the site locally in its local database on user’s PC’s. Even with internet interruption, sites can access vital information. This model has ensured industry leading access and speed combined with data centre reliability for its 15,000+ global sites.</p>

<p>“We use cloud-based solutions every day and I have full confidence in the security of the data and I know I would rather have my data secure in a data centre than in an office where the computer can be accessed or even stolen” Dogger said.</p>

<h3 class="h4">World Class Security of client data</h3>
<p class="p-regular">Whilst we have seen data breaches by some large companies, the circumstances of these breaches do not compare to Self Storage.</p>
<p class="p-regular">In The past 11 years, we have seen power outages, computer failure, fire and flood and earthquakes disrupt our customers, and, in every case, we have helped sites, managers and owners get back to renting spaces as fast as possible with no data loss and this is critical when customers are calling, asking about their storage spaces.</p>
<p class="p-regular">“We have been privileged to provide regular input into SiteLink and our own local development team liaise with the senior development team in the US to add local features and enhance the operation of SiteLink in our region” Dogger said.</p>
<p class="p-regular">“We had a choice back in 2007 who we could represent and our faith in SiteLink has been repaid many times. We said at the time that we would not represent any company that could not honour its commitments and over that time, SiteLink has continued at the forefront of development, introducing eSign paperless leases, CRM, myHub and hundreds of other features and enhancements.</p>
<p class="p-regular">These changes have changed forever how Self Storage spaces are rented. We delivered a product that suited small and larger operators, including a Corporate Control Centre for multi-site operators, gate interfaces, multiple credit card integrations and much more for one monthly subscription cost that has had very little increase over those 11 years.</p>
<p class="p-regular">We have seen the SiteLink marketplace build with fantastic global partners, all with enhancements to offer more value to SiteLink users.</p>
<p class="p-regular">It would be naïve to think that a Self Storage software company could offer every feature – the list is endless of what is wanted, hence the SiteLink marketplace. SiteLink provides a backbone to other products like Storage Income Pros and RapidStor, both successful in Australia.</p>
<p class="p-regular">“Without SiteLink we could not have developed RapidStor”, Centreforce GM Michael Dogger said. Through the API that SiteLink offers to developers, RapidStor has helped more than 10,000 storage spaces to be let online since its creation. Our guys have created custom solutions so that sites can have an edge in the market”.</p>
<p class="p-regular">Every month more and more spaces are rented online and our local development team is enhancing RapidStor online move ins to help sites rent more space as consumer purchasing habits change.</p>
<h3 class="h4">Sparefoot acquires SiteLink</h3>
<p class="p-regular">In March 2018, SiteLink was sold to Sparefoot in the US. Chuck Gordon the group CEO has heralded a new vision for SiteLink with more resources being added, accelerating development of the web browser version of SiteLink called myHub.</p>
<p class="p-regular">The two companies remain separate and the future will see higher integration for those that use both platforms. There is no. data sharing between these two companies where both products are not used. The Sparefoot product is not available in our region and is not likely to be due to the size of our market. There are no plans to introduce Sparefoot services in Australia.</p>
<p class="p-regular">“We are excited about the new ownership as it has injected further funds into an already successful company and the benefits will flow to ever user” Dogger said. Software creation is a capital-intensive process and the new funding provided by the new ownership confirms future development into the next generation of software.</p>
<p class="p-regular">“The sale has no effect on our local representation or development and we will continue to market the suite of SiteLink products to our Australian, New Zealand and South East Asian market” Dogger said. We have more to come.</p>
<p class="p-regular">We have been very proud to have created the “SiteLink Certified Professional” programme locally and we have had hundreds of staff enrol, learning the skills to become proficient in the use of the software at their own pace – a big help to owners.</p>
<p class="p-regular">The programme has been adopted in the US and it’s been a big success.</p>
<p class="p-regular">“I could not be prouder of our local team delivering SiteLink, support services and integrations, including real time investment portals and custom reporting information and I know we are contributing to Self Storage success for our users”. Dogger said.</p>
<h3 class="h4">What does the future hold?</h3>
<p class="p-regular">The future is exciting and with the backing of the world’s leading software we have big plans to continue our 10 plus years of innovation. We have a roadmap and our users can look forward to world leading innovation, further web integration and faster response. Helping sites to make more money in a market of increased competition is also on our radar. Simplifying the long-standing move in process along with more analytics will speed up customer service and we are committed to leading the way with our software.</p>

<p class="p-regular">Self storage data must be accurate. Move ins, move outs, transfers, merchandise sales, payments, EFTPOS, direct debits, bills, wages and even tax are just some of the many thousands of transactions that Self Storage Management Software operators face every day.</p>
<p class="p-regular">Some are more accurate than others when it comes to entering data. Data accuracy can range from not getting all the details of customers at move in time to not recording the reasons for move out, not getting charges correct or even getting the rate for storage wrong</p>
<p class="p-regular">Errors like this and many others lead to major inaccuracies in reports and heartburn for owners.</p>
<p class="p-regular">Self storage data accuracy starts with the software you use and your personal attention to detail. We all make mistakes – no one is perfect, but input of basic customer information is critical to the overall administrative process and every site has different rules about data entry.</p>
<p class="p-regular">If a name is not spelt correctly or other details are not captured accurately, when it comes to recovering your storage fees when storers don’t pay, you may face difficulty recovering self storage data.</p>
<p class="p-regular">Additionally, Self Storage operators should be capturing much more information about Storers for future marketing requirements. The more that is known about a customer the easier it is to market to them. This is where Self Storage Management Softwares like SiteLink and StorMan can become an essential tools for storage business owners.</p>
<p class="p-regular">Self Storage data is no different to any other business when it comes to data accuracy. Some Self Storage Management softwares’ (i.e. StorMan and SiteLink Software) lets transactions in the past be adjusted or even deleted – often with consequences.</p>
<p class="p-regular">This latitude is often promoted as ‘flexibility” when in reality its inaccuracy and attention to detail in the initial handling of the transaction.</p>
<p class="p-regular">When we convert users from other self storage management software packages to SiteLink Software, we often hear statements like “ Oh this new software won’t let me change anything” … this is a sure sign that there is little financial control in place as staff have been allowed to adjust transactions, often with reporting consequences.</p>
<p class="p-regular">Sometimes the implications of what seems a routine change are not understood. A change to the paid to date, a payment type changed or other changes all effect reporting, which may have been used for tax purposes or lodged with authorities.</p>
<p class="p-regular">Self Storage Management Softwares like SiteLink for example has a “Day end” process whereby all transactions are checked and signed off daily, then locked. This process can often infuriate users – not intentionally, as they find a few days later that an entry for a day in the past is incorrect.</p>
<p class="p-regular">There are correct procedures for dealing with errors.</p>
<p class="p-regular">It is not correct procedure to go back and adjust transactions in the past. If you buy an item from a store and go back and query its price and an adjustment is made, you will get a new invoice or a credit. The operator will not be allowed to go back and adjust the transaction a few days back, or even an hour ago.</p>
<p class="p-regular">It is essential to have trust in the operation of your Self Storage Management software package and be fully confident that transactions are dealt with properly. Not all software works the same and it’s important to ensure that software that you use does handle these issues properly. Often security settings that prevent these corrections are turned off.</p>
<p>Self Storage accounting is not too complex: At the end of the financial year, adjustments for accrual based accounts are:</p>
<ul>
<li>Debtors are brought to account and added into the accounts</li>
<li>Prepayments for rent are brought to account and added to accounts</li>
<li>Bad debts are brought to account</li>
</ul>
<p class="p-regular">The business tax position can be calculated.</p>
<p class="p-regular">Some or all of these might be done monthly for GST and reporting purposes. When changes are made retrospectively to transactions at site level, these reports will be incorrect if they are printed or relied upon before these adjustments.</p>
<p>A point of confusion for some sites is for those sites that use Cash accounting. The methodology of debtors and prepayments does not apply to the accounts if they are prepared on a cash basis.</p>

<ul>
<li>Check each entry and plan to make it only once.</li>
<li>Never change a past transaction.</li>
<li>Collect all details correctly and don’t short cut.</li>
<li>Get names exact. No abbreviations.</li>
<li>Record company details correctly.</li>
<li>Double check rent amounts.</li>
<li>Use software that is accurate.</li>
<li>Ensure the software you use is SOC 1 and PCI –DSS compliant (only a few are)</li>
</ul>
<p class="p-regular">Good data is so important to Self Storage owners. and management decisions are made from this data and businesses pay tax on the outcome of the data in the reports.</p>
<p class="p-regular">Getting it right for all the stakeholders needs to start at site level – so check twice and enter once and the outcome is data that can be relied upon.</p>
<p class="p-regular">If you decide to sell your Self Storage business in the future, you can guarantee any new buyer will scrutinise your data with a fine tooth comb. If they suspect any inaccuracy they may decide otherwise on their purchase.</p>
<p class="p-regular">Unless they find something to their advantage that you don’t know….!</p>

<p class="p-regular">At the Self Storage Association of Australasia’s 25th annual star studded industry awards, Centreforce Technology Group, SE Asian distributors of SiteLink Software were awarded the inaugural “Service Member of the Year”. This award is for customer service and delivering excellence in products for the Self Storage Industry.</p>
<p class="p-regular">Centreforce introduced SiteLink Software in 2007 to the Australian Self Storage community and has enjoyed rapid growth and is also part of the world wide development team.</p>
<p>Centreforce were also finalists in the “Innovation Award” category, taken out by National Storage’s Call Centre.</p>

He said.</p>

<p class="p-regular">Centreforce’s customers also took out major awards as well: Facility of the Year – Fort Knox Vermont – VIC Small Operator of the Year – Capital Self Storage ACT Upgrade of the Year Award – U Store It – Keswick SA We extend our congratulation’s to the winners of these awards. The Service Industry Award joins the Innovation Award in 2005 and in 2003 an Award for ”Services to the industry”.</p>
<p class="p-regular">No other service member has received as many Self Storage Awards in the Self Storage business.</p>
<p class="p-regular">Centreforce continued its innovation path with the release of RapidStor Mobile – a mobile version of its popular move in technology that works with SiteLink Software. An industry first.</p>
<p>New to Centreforce is “District Manager” which was also displayed at the Trade Show. This ground breaking software is a data analysis program, highlighting lost revenue and many other insights.</p>

<p class="p-large">With many thousands of data conversions under our belt, we are often asked “How hard is it to convert our software?</p>
<p class="p-regular">The time eventually comes when you need to consider converting your management software to a new product. For many, this is considered to be a hard process.</p>
<p class="p-regular">It does not need to be! We are often asked “How hard is it to convert our software?</p>
<p class="p-regular">The important thing is that we help you along the way. No one ever said that converting was easy or without any problems. The nature of software means that not everything that is in your current software can be converted, often conversions are from older programs which do not calculate or display information in the same way as the new program that you are converting to.</p>
<p class="p-regular">When SiteLink undertakes convergence from other storage brands like StorMan, RentPlus, Space Control, Centershift and others, we especially designed tools to assist us in the process to convert major data that would take many days to re key into the into new software.</p>
<p class="p-regular">Common to most software packages, we can convert names, addresses, paid to dates, insurance details, notes history, unit types and rates and a lot more information. This core information can also include credit card numbers if they have not been encrypted by the previous software supplier – in many cases they have not been encrypted.</p>
<p>We usually contact your site late in the afternoon of conversion and with your permission copy across the core data files for conversion. These are then sent to a conversion engineers who prepare the base conversion overnight. Sometimes a manual conversion needs to be done with the site inputting their own data into a specially formulated spreadsheet which we then can create the data conversion.</p>

<p class="p-regular">Early the next day, we are provided with your new data converted. We then run a number of checks and balances over the data conversion to ensure tax rates are correct and that the primary Data has converted correctly.</p>
<p class="p-regular">We then advise the site that the data conversion is ready for checking by the site and we provide the logins necessary to access the new data. The data is ready for checking.</p>
<p class="p-regular">Importantly, with every data conversion it is important to check each customer’s account for accuracy. We have in the special tools to make this process as quick as possible so that balances can be adjusted for accuracy should they need to adjusted. Customers were complicated accounts need to be checked as they may have multiple spaces on the one account balances need to be correct for each unit type. The built in tools assist with this process.</p>
<p class="p-regular">Once all of the customers have been checked, transactions can be added that have been created since the time and date of the conversion, often this is only a few. Technical support engineers are available to assist with any questions during the process of conversion and we understand that this is a time of concern to ensure that the data conversion is correct.</p>
<p class="p-regular">The time the conversion will take depends on the availability of site staff to be able to concentrate on the task of supervising the conversion process. Ideally having one person concentrate on data conversion will speed up the process ensuring responsibility for the conversion.</p>
<p class="p-regular">Once you believe the data conversion is complete, a daily close can be performed, starting operational processes in place. Technical support staff are trained to help with your questions and you are welcome to call as much as you need to. Sometimes the other stumbling block to conversion is worrying about training. it is our experience with over 200 conversions in the last five years, that good training resources are important and with SiteLink Software we have a dedicated website to support you with over 200 training videos and webinars for you to view in your timeframe. We can also provide one-on-one training if necessary.</p>
<p class="p-regular">We can also provide a demo database free to practice on price your data conversion so that staff can feel comfortable with daily transactions before they even get started. Familiarity and using the program regularly before the data conversion will assist in getting up to speed as fast as possible./p&gt;</p>
<p class="p-regular">After the data conversion is completed and you are happy with the process, we often hear</p>
<p class="p-large">“I wish I had done that earlier….”</p>
<p class="p-regular">There will be some who do not like the new software as it doesn’t have the buttons in the same place as the old software. every package is different and and whilst renting a year and taking payments are similar across packages there are subtle differences. converting from your last software is a challenge in our view we have tried to make it as easy as possible importantly changing to a leading product like SiteLink has other benefits that should outweigh minor conversion issues that can be overcome.</p>
<p>12 months after the conversion you will wonder why it took so long to do it!</p>
